Improved efficiency with OSRAMS light management systems
Ever rising energy costs and increasing focus on climate protection are pushing the need for energy savings to the forefront. In applications that have high energy consumption, energy efficient lighting solutions are playing an increasingly important role. In order to maximise efficiency, it is not enough to reduce unnecessary electrical consumption while providing the best possible lighting conditions, Laght Management Systems (LMS)are the answer.
Dave Ellis, National Sales Manager- Specification at OSRAM, discusses benefits of installing LMS throughout a building and looks at the latest solutions that are available on the market.
In order to achieve maximum energy efficiency, you must ensure that as much waste as possible, is eliminated. With room illumination, this means that light should not be used when there is no one in the room and the artificial light should only be used to supplement natural daylight. It is possible to achieve this by using LMS from high quality lighting efficient solutions that reduce the energy consumed by lighting by up to 70%. Daylight and presence detector solutions are ideal for use within buildings that want to achieve the maximum possible efficiency. OSRAM’S DUO is a light and presence detector that is ideal for individual or open-plan offices and lounges. It provides a choice of different operating modes-either daylight or presence detection .This particular sensor provides an energy saving potential of up to 45% and consumes a maximum of 0,7W when in stand- by mode.
Costs are further reduced as it features maintenance-free operation and minimal installation directly onto the ceiling or using a simple clip-on fitting for T8 and T5 tubes.
Conserving energy is a key benefit of LMS, but it is also essential to ensure that the best possible conditions are maintained. The right light, in the right amount, in the right place and at the right time promotes our sense of wellbeing and stimulates us to be active. Consequently, LMS play an important role in the holistic approach high-quality lighting systems.
OSRAM has also introduced a highly sustainable sensor onto the market that benefits from EnOcean radio technology. The radio-controlled SOLAR occupancy detector gives lighting designers huge freedom as it requires no wires. It operates by detecting whether people are in the room and then transmitting this information to the SWITCH RC radio receiver by radio signal. The receiver then processes these signals and alters the lighting in accordance with the reselected operating mode. Meeting the requirements for flexible energy independent light control, the SOLAR sensor demonstrates the future of LMS. A true energy efficient lighting scheme is not achieved by a simple switch from inefficient lamps to low energy alternatives. It is also beneficial to consider how energy efficient lamps can be further optimised by ensuring that they are only used when it is absolutely necessary. The installation of LMS is key to reducing energy consumption as it guarantees that lighting is not overused. OSRAM LMS can be easily assigned to the specific requirements of application enabling you to select the best lighting scheme for any building.

With ever tightening legislation, including revisions to Part L of the building regulations due to come into force later this year, the code for sustainable homes and the Governments target for all building to be zero carbon by 2050, the specification of buildings will need to be improved. It is estimated that around 80% of the buildings that will need to be zero carbon by 2050 are already standing. Outlook improving for housing market
House prices look set to end the year higher than they started, but will still face significant challenges during 2010, says the gust released RICS housing market update.
Following a considerable shift in sentiment in the housing market over the past few months (which has seen prices starting to pick-up in some areas),RICS no longer expects house prices to fall by in 2009,as predicted at the start of the year. Instead , it now looks likely that the average house price in 2009 Q4 could be slightly higher than in 2008 Q4. However this does not indicate a quick return to the boom time, as activity remains very weak by historical standards. Mortgage approvals have gradually improved recently in line with the increase in new buyer enquiries, documented in RICS Housing Market Survey, and this relationship suggests that demand is strong enough to push approvals up to around 55,000 per month, where they could stay through to the end of the year. This would still leave transaction levels well below the long-run average as a significant increase in approvals is still being hampered ,at least in part, by the limited availability of mortgage finance. A return to a more orderly market is still some way off. The RICS Housing market survey shows that the new instructions balance has been in negative territory for 26 consecutive months, and this lack of supply has been giving some support to house prices in recent months. In addition, while buyer demand has improved, further increases in mortgage rates, rising unemployment or prolonged weakness in the economy could all challenge the emerging recovery in the market. Meanwhile the lack of new house building, which was already a major cause for alarm, has been exacerbated by the recession - housing completions in England could com in at around 75,000 this year.
Failing to address this issue will add significantly to affordability pressures in the future.
Commenting, RICS senior economist Brigid O’Leary said:
“There has been a clear change in the housing market over the past few months and, as a result, it is unlikely that we will now see the kind of house price falls widely predicted at the start of the year. Instead, the return of buyer demand and the limited availability of housing on the market could be enough to support prices so it wouldn’t be surprising to actually see prices increase further from here in the short term. That would be consistent with more positive expectations that have been reported in recent RICS Housing Market Surveys.
“ However, the outlook for 2010 is fairly uncertain and there is a real risk that prices may slip back again. Affordability is still stretched and mortgage finance, whale improving, is fairly hard to come by. The positive news we have seen has been a recovery from record lows and there are still many uncertainties in the economy. In particular. We are concerned about the mortgage finance environment and the impact of further increases in unemployment on house prices.”
