External Wall Insulation London

Solid-walled Victorian and Edwardian houses — the bulk of London’s older stock — were built without a cavity, so they lose heat through the walls far faster than a modern home and are expensive and uncomfortable to keep warm. External wall insulation (EWI) is the most effective single fix: a layer of insulation board fixed to the outside of the wall, then finished in render or brick-slip, that wraps the property in a thermal jacket without losing a centimetre of internal floor space.

Done well, EWI cuts heating bills meaningfully, removes cold spots and the surface condensation that breeds mould, and lifts the property’s EPC rating — often by a band or more. For landlords that matters: the legal minimum under MEES is currently band E, and the government has proposed raising it to band C for rented homes. That band C requirement is still under consultation rather than law, but solid-wall insulation is exactly the kind of measure that moves a hard-to-treat property up the bands ahead of it.

We install EWI as a complete system — insulation board mechanically fixed and bonded to the wall, reinforced base coat, then a flexible silicone render or brick-slip finish — detailing the reveals, sills and eaves properly so the thermal envelope is continuous and weathertight. Grant funding such as ECO-type schemes can apply to eligible solid-wall properties, and we can point you toward what may be available.

How It Works

Our Process, Step by Step

01

Survey & EPC review

We assess the wall construction, confirm it is solid (un-cavitied) and suitable for EWI, check the condition of the substrate and any damp, and review your current EPC to estimate the band uplift. You get a fixed, itemised quote including the finish and scaffold.

02

Prepare & fix insulation board

Scaffolding goes up, the wall is prepared, and insulation board is bonded and mechanically fixed to the elevations. We set out starter tracks, beads and reveals carefully so the insulation layer is continuous with no cold bridges around windows and at the eaves.

03

Base coat & reinforcement

A reinforced base coat with embedded mesh is applied over the boards to create a tough, crack-resistant substrate, and details around openings, sills and corners are reinforced so the system stays sound through thermal movement.

04

Finish, detail & sign-off

We apply the chosen finish — a flexible self-coloured silicone render or a brick-slip system — complete the weathering details around sills, downpipes and the roofline, then strike the scaffold and clean down. The property is warmer, weatherproofed and positioned for a higher EPC band.

FAQ

Frequently Asked Questions

How much does external wall insulation cost in London?

External wall insulation typically costs £100–£180 per square metre installed, covering the insulation board and the reinforced render finish. For a whole solid-wall terraced house or semi across all elevations that usually works out at £10,000–£20,000 or more depending on size, finish and access. Scaffolding is priced separately. We quote a fixed price after confirming the wall is suitable at survey.

Will external wall insulation improve my EPC rating?

Usually yes, and often significantly — solid walls are one of the biggest sources of heat loss in older London homes, so insulating them externally can lift the EPC by a band or more. The legal minimum to let a property under MEES is currently band E. The government has proposed raising it to band C for rented homes, but that is still under consultation rather than law. EWI is exactly the kind of measure that moves a hard-to-treat solid-wall property up the bands ahead of any confirmed standard.

Is external wall insulation suitable for a Victorian solid-wall house?

It is often the best option for them. Victorian and Edwardian houses were built with solid walls and no cavity to fill, so the practical choices are internal or external insulation — and EWI has the advantage of keeping the wall warm, avoiding internal disruption and not losing any floor space. We check the substrate, damp condition and any planning or conservation-area constraints at survey before recommending it.

Are there grants available for external wall insulation?

There can be. Government-backed schemes such as ECO-type energy efficiency grants are aimed at improving hard-to-treat homes, and solid-wall external insulation is a measure they can fund for eligible properties and households. Eligibility depends on the property, the occupants and the scheme rules at the time, which change periodically. We can point you toward what may be available, though we do not administer the grants ourselves.

Does external wall insulation reduce heating bills?

Yes. By wrapping the solid walls in a continuous layer of insulation, EWI substantially reduces the heat lost through them, so the property holds warmth longer and the heating works less to maintain temperature. Alongside lower bills, it removes the cold internal wall surfaces where condensation and mould form, making the home more comfortable as well as cheaper to run.
